A mixed-use development that plays on the theme of public versus private. A glass strip separates two distinctive facades, creating the illusion of two buildings rather than one. The different exterior finishes -- warm terra-cotta and neutral granulated plaster -- express the different characters of the interior spaces. The programme is similar to that of neighbouring buildings, with retail on the ground floor and residential above.
